Real estate disputes are their own discipline, and we handle them every day: contract fights between buyers and sellers, easement and boundary disputes, title and lien claims, construction defects, and disagreements among co-op and condominium owners. Many of these matters turn on the building's governing documents and on a close reading of how the parties actually behaved — which is where we spend our time.

We represent owners, purchasers, sellers, sponsors, boards, and managing agents in the State Supreme Court, the Appellate Division, and, where appropriate, Housing Court and federal court. Whether the fight is over a down payment, a defective renovation, a blocked transfer, or a neighbor's encroachment, we build the case from the contract, the offering plan or deed, and the record of what each side did and said.

Real estate cases frequently call for fast, decisive relief — a notice of pendency to protect an interest in property, a temporary restraining order to stop work or a sale, or a Yellowstone injunction to preserve a commercial lease. We move quickly to secure that relief when a client's rights are at risk, then press the matter toward resolution on the merits.

Because our firm also closes transactions and serves as general counsel to cooperative and condominium boards, we understand these disputes from both sides of the deal. That perspective helps us anticipate the other party's arguments and steer matters toward practical resolutions that protect the property — and the relationship, where one is worth keeping.
