Real Estate Transactions

We close residential and commercial real estate across New York City and the surrounding counties — co-op and condominium purchases and sales, townhouse and multifamily deals, refinances, and sponsor sales. We handle the contract, the board package where one is required, the lien and title review, and the closing itself, and we keep clients posted at each stage instead of only at the end.

For purchasers, we review the offering plan, financial statements, and board minutes, negotiate the contract, coordinate the lender and the title company, and prepare the board package so it moves through review without avoidable delay. For sellers, we draft the contract, clear title and payoff issues, and manage the closing so the deal funds on schedule.

Co-op and condo transactions carry requirements that catch the unwary — flip taxes, financing and sublet limits, right-of-first-refusal and waiver questions, and board approval itself. We know what individual buildings expect and where deals tend to stall, and we work to clear those issues before they become closing-day surprises.

We also represent sponsors and developers on sales out of newly formed or converted buildings, and lenders on the financing side of residential deals. Whatever the role, our goal is the same: a clean closing, on time, with the client informed at every step rather than left guessing.
